Constructed in 2001, Huntcrest III is at 135,000 square foot 3-story Class A multi-tenant office building. The building equipment is a Niagara control system with floor-level AHUs.
The Facility Team:
Huntcrest III is one of three multi-story office buildings in the Huntcrest office complex, managed by Lincoln Property Company. Located in Lawrenceville, Georgia, just outside of Atlanta, Georgia, the building is home to multiple tenants. While they provided their tenants excellent service, the building engineering team on site sought to finish the “last mile” of facilities management with insights from their building control system’s data. The team also works to maintain precise energy consumption metrics for each of the buildings under their management.
The Situation:
Lincoln Property Company envisioned running and managing Huntcrest as a Class A facility, but the building was fraught with comfort complaints and not delivering Class A-standard comfort to the building’s occupants. Buildings are ultimately designed, built, and used as spaces occupied by people, but if occupants are uncomfortable, they are less efficient, unhappy, and generally uneasy in those spaces. At the start of service with PointGuard, Lincoln Property Company dealt with an average 15 comfort complaints per week.
